What property services do you handle, and when do I need a specialist?

We handle painting, drywall repair, doors and windows, flooring, and bathroom updates end-to-end. For a panel upgrade, a re-pipe, or load-bearing structural work, we will tell you on the call and refer a licensed specialist instead of pretending we can do it.

Are you licensed for plumbing or electrical, or do you sub it out?

We hold a Michigan residential handyman scope. Fixture swap-outs, light-fixture replacement, and faucet/toilet installs are in-house. Anything that needs a licensed plumber or electrician (new circuits, re-pipes, service panel work) gets coordinated with a vetted licensed sub on the same job.

Can you handle exterior and interior maintenance on the same visit?

Yes. Most of our visits combine punch-list items — patch the drywall, paint two rooms, re-hang the storm door, regrout the bathroom — and we batch them to save you trip charges.

How do you estimate a project — flat fee or hourly?

Defined-scope projects (paint a bedroom, install a vanity, replace a door) are flat fee. Punch-list visits and diagnostic work are hourly with a not-to-exceed cap quoted up front. You sign the written estimate before we order materials.

Do you do small commercial or rental property work?

Yes. Turnovers, between-tenant punch lists, small office paint and patching, and routine landlord maintenance are a big part of our weekly schedule across Barry and Calhoun County.

Can I get a same-week quote?

In most weeks, yes. Call or text a photo and a quick description; we typically have a written quote back within 48 hours and a site walk scheduled within the same week.

What seasonal services do you offer (gutters, snow prep, deck refresh)?
