848 Property Services is a family-owned handyman and home improvement studio in Hastings, Michigan, serving Barry County and the surrounding region. We handle painting, drywall, doors and windows, flooring, and bathroom updates. Lead times typically run one to three weeks. Call (269) 908-1905 for a written quote.

What services does 848 Property Services offer?
We focus on five core disciplines: painting (interior and exterior), drywall repair and finishing, doors and windows installation and repair, flooring (LVP, laminate, tile, hardwood refresh), and bathroom updates and mini-remodels. We are a family-owned handyman studio out of Hastings, Michigan.
Where are you located?
Our shop is in Hastings, Michigan (49058), Barry County. We serve homeowners across Hastings, Middleville, Caledonia, Wayland, Nashville MI, Plainwell, Battle Creek, and the surrounding loop. Most projects are within a 25-mile radius of the shop.
How do I get a quote?
Call (269) 908-1905, send an email, or use the contact form. We will schedule a walk-through, measure and photograph the scope, and follow up within 48 hours with a written line-item quote. Most quotes are free for standard residential projects.
Are you licensed and insured?
Yes — 848 Property Services carries general liability insurance and operates under Michigan's requirements for residential handyman and home improvement work. Documentation is available on request before any project starts.
How soon can you start a project?
Lead times typically run one to three weeks depending on the season and scope. Spring and fall fill faster than midwinter. Emergency repairs (active leak, broken door, water damage) we triage same-day when possible.
Do you do small projects or just large ones?
Both. We will quote a single-room repaint, a single-door install, or a single-patch drywall job. There is a minimum visit charge for projects under a half-day of work, but no project is too small if it fits one of our five disciplines.
Do you provide written estimates?
Always. Every project gets a written line-item quote — materials, labor, timeline, and what is explicitly not included. Nothing is added to the quote without your sign-off.
Can you match existing paint or texture?
Yes. For paint, we read the existing color from a clean chip or label and color-match through Sherwin-Williams or Benjamin Moore. For texture (knockdown, orange peel, smooth Level 5), we mix and test on site before applying.
Do you handle exterior work in winter?
Exterior painting is generally late April through mid October in southern Michigan. Exterior carpentry (doors, trim, siding) we run year-round when temperatures and weather windows allow. Indoor work runs all year.
Do you accept credit cards?
Yes — we accept credit cards, debit cards, check, ACH, and cash. A deposit is typically required for material-heavy projects; the balance is due at the punch-list sign-off.
What is your warranty?
Workmanship is warrantied for one year from project completion on standard residential work. Manufacturer warranties on materials pass through to the homeowner. Specific terms are written into each project quote.
Do you sub out any of the work?
Our five core disciplines are run in-house by our own crew. The only time we bring in a sub is when a permit-bearing change — a panel upgrade, a plumbing relocation, a roof tear-off — requires a licensed specialty trade. We coordinate them; you still call us.
Can you do work in older homes?
Yes. The older housing stock in Middleville, Caledonia, and parts of Hastings is a big chunk of what we do. Plaster walls, single-pane sash windows, settled doorways, and 1960s subfloors all behave differently from a new build, and we plan for it.
Do you remove and dispose of old materials?
Yes. Demo, haul, and disposal are included in the project scope unless the quote specifically says otherwise. We leave the site clean and the dumpster gone.

A few more we hear weekly.

These answers are written the way we'd actually answer them on the phone — short, specific, no sales theater.

Do you give estimates over the phone?

For very narrow scopes (a single door, a single drywall patch, a single room repaint with no surprises) we can give a phone ballpark. For anything bigger we walk it. Estimates from photos miss what the wall is hiding, and we'd rather quote once, accurately, than three times badly.

How quickly can you start?

Most weeks our lead time is one to three weeks from a signed quote. Spring and fall are tighter — exterior paint and pre-winter weatherization booking. If your project is time-sensitive, mention it on the first call and we'll give you a realistic answer instead of an optimistic one.

Do you charge for the quote?

No. The walk-through and written estimate are on us. We don't bill for travel inside our regular service loop either.

What if I just want one small thing fixed?

Tell us. Small jobs are the backbone of a regular route — a single hung door, a single bathroom fan, a single drywall patch. We schedule them in clusters so the trip-cost is shared across a few neighbors in the same morning.

Will you tell me if it's a job I should DIY?

Yes. A surprising number of jobs are weekend-DIY scope, and we'll say so when we see it. We'd rather you spend the money where the prep actually matters than have us bill for caulk we both know you can run.
