Why we started 848

848 Property Services started for a simple reason: our neighbors kept getting burned. Around Hastings, the choice for home repairs was usually a large regional outfit with a sales funnel and a call-center voicemail, or a one-person side-hustle that disappeared two days into the project. The middle option — a small, professional, family-run crew that finished what it started — barely existed. So we built it.

What "family-owned" actually means here

It means the person who shows up at your door to walk the project is the same person who quotes the work, schedules the crew, runs the install, answers the post-project punch list, and signs the final invoice. There is no sales rep handing the job to a foreman handing the job to a sub. No project management fee buried in the line items. How we are different from a franchise handyman

National handyman franchises sell volume. They have to. Their model is built around fast hourly visits, a billable hourly rate that has to cover three layers of overhead, and tasks short enough to not slow down the next appointment. That model works for the easy stuff. It falls apart on the work most homeowners actually need: a bathroom update that requires three trades, a drywall repair where the patch has to disappear, a paint job where the prep matters more than the rolling.

We picked five disciplines we could do well, hired and trained for them, and turned down the rest. If you call asking for something outside our five, we will tell you so and point you to a tradesperson we trust.

The 848 shop is in Hastings (49058). Most projects are within a 25-mile radius — that covers the full Barry County loop and a comfortable slice of Kent, Allegan, and Calhoun.
